The proposal is a mixed-use development of stratified public and private spaces, all built on structure and connecting significant ground plane open space elements and enhanced streetscapes to third and fourth floor podium levels.  The project makes a significant commitment to publicly accessible private open space via a ground level plaza linked through a ramp system that weaves through multiple levels of on-structure space.  This enables residents and visitors to access gardens, playgrounds, water features, an amphitheatre, and community centre.  The green terracing combines lush plantings with programmed recreation and passive spaces with public walkouts at the second and third level.  STUDIO tla has worked closely with the architect and structural engineer to integrate the landscape infrastructure into the building in a manner that supports a vibrant and lush park-like experience.  This unique marriage of public and private open space establishes a seamless connection between the ground plane and the elevated podium structure serving the functional needs of the mixed-use environments such as required outdoor amenity spaces, public park space, community centre, and bike access and parking.
